Every flat is different, but a complete renovation with Bluebird Spaces typically covers all of the following from start to finish:
Soft strip-out and demolition — we clear the flat back to its shell, removing old fittings, flooring, partitions and services safely and cleanly
New services — full replumb and rewire to current building regulations, including new consumer units; smart home provision available on request
Drylining and plastering — new stud walls, insulation, and full skim plaster throughout for a smooth, flawless finish
Bathroom installation — full suite supply and fit including tiling, wet rooms, walk-in showers and freestanding baths, designed to your brief
Kitchen installation — from standard supply-and-fit through to fully custom kitchen projects with integrated appliances and bespoke cabinetry
Underfloor heating (UFH) — electric or wet systems; ideal for open-plan living areas, bathrooms and hallways
Flooring — engineered hardwood, LVT, large-format porcelain, carpet; specified and fitted as part of the project
Carpentry and joinery — skirting boards, architrave, internal doors, staircase refurbishment and all finishing joinery
Custom built-in carpentry — bespoke storage solutions, alcove units, TV walls, home office cabinetry, all made to measure
Decoration — full preparation and painting throughout as the final stage before handover
If your flat needs it, we do it. One contract, one team, no subcontractors.
We know how overwhelming a full renovation can feel at the start. Here's exactly what happens when you work with us.
We visit your flat, listen to what you want to achieve, and give you honest advice on what's possible within your budget. No sales pressure — just a straightforward conversation with one of our team.
Whether you have your own designer, a clear vision you want us to work from, or you'd like our in-house design team to take the lead — we adapt to suit. We draw up the plans, specify materials and fittings, and produce a full scope of works. Everything is agreed in writing before we start — no ambiguity, no surprises.
Before a single tool is picked up, you receive a detailed, fixed-price quote. The price we agree is the price you pay. If you want to change or add something during the project, we discuss it and agree it in writing first.
Our own skilled team carries out all works from day one through to completion. Your dedicated project manager is your single point of contact throughout — keeping you updated and any questions answered quickly.
We walk through the finished flat with you, address any final details, and hand over a home you're genuinely proud of. We don't consider a job done until you're happy.
We work on flat renovation projects right across the capital. Areas we regularly cover include:
Not sure if we cover your area? Get in touch — if you're in London, the answer is almost certainly yes.
We're members of the Federation of Master Builders — independently vetted on workmanship, insurance and trading standards. It's one of the most meaningful quality marks a UK builder can hold.
Your quote is your final price. We don't add surprises once the work has started. If you decide to change or add something mid-project, we discuss and agree it in writing first.
We don't farm out your renovation to whoever is available. The same skilled tradespeople work your project from day one to completion — which means consistent quality and genuine accountability.
Our designers work alongside our builders from the very start. That means the plans are buildable, the materials are available, and the finished result matches what was drawn.
Flats come with their own challenges — leasehold permissions, freeholder requirements, party wall agreements, noise restrictions in occupied buildings. We've navigated all of it, many times over.
We install both electric and wet UFH systems, and our in-house carpenters build bespoke joinery — from alcove units to full custom kitchens. No need to bring in separate trades.
