    Kitchen extensions

A bigger, brighter kitchen for South West London homes

The kitchen extensions we build are side returns and rear extensions that open up the back of the ground floor into one room for cooking, eating and getting out to the garden.

Our finished work includes a rear kitchen extension in Wandsworth, a side return in Earlsfield, a rear kitchen extension in East Sheen and a ground-floor kitchen extension in Clapham. We start with a free site visit, check the planning position and then give you a fixed-price quote.

For double-storey and other extensions, see our house extensions page.

    Options

    Types of kitchen extension

    Side return

Fills the narrow passage beside the back addition of a terrace to give a wider kitchen and dining room. This is our published typical project: about £90,000–£100,000 to build, ex VAT and professional fees, to a fitted shell. Our Earlsfield side return added about 200 sq ft in eight weeks.

    Rear extension

Extends the back of the house into the garden for an open-plan kitchen and dining room. Our Wandsworth rear extension added about 350 sq ft in ten weeks, and our East Sheen one about 300 sq ft in twelve. Rear extensions are priced individually after a site visit.

    Wraparound

Combines a side return and a rear extension to open up the whole back of the ground floor. Wraparounds usually need a full planning application and are priced individually after a site visit.

    FAQ

    Frequently asked questions

A typical kitchen or side return extension costs about £90,000–£100,000 to build, excluding VAT and professional fees. That's the build price; kitchen units, flooring and other second-fix items are supplied by you. Access and logistics can affect the final figure, and you get a fixed quote after a site visit.

No. Our typical price is a build price to a fitted shell: kitchen units, flooring and other second-fix items are supplied by you. It also excludes VAT and professional fees (design, structural engineer, Building Control, party wall and planning fees), which are quoted separately.

Not always. Under householder permitted development, a single-storey rear extension can usually go up to 3m deep on a terraced or semi-detached house, or 4m on a detached house, without a planning application, within height and other limits. Going up to 6m (or 8m detached) needs prior approval from the council first. That route isn't available in conservation areas. Flats and maisonettes don't have householder permitted development rights, and wraparound or larger side extensions usually need a full planning application. We check your position at our free site visit, and we work with your architect on any application.

On our recent projects, the Earlsfield side return took eight weeks on site, the Wandsworth rear extension ten weeks and the East Sheen rear extension twelve weeks. Your programme depends on the size, structure and approvals, and we set it out before work starts.

It depends on your layout and the stage of the build. On our Clapham kitchen extension and flat refurbishment, the owners lived at home while the work went on. We talk it through at the site visit.

No. There's no deposit upfront. You pay weekly for work that's been completed.
