Why Clapham Homeowners Convert Their Loft

Clapham is one of Lambeth and Wandsworth's most sought-after addresses. Clapham is famous for its grand Victorian terraces and handsome period homes — and many of them have untapped roof space of considerable potential. From the stucco-fronted houses of the Old Town to the wide streets around the Common, Clapham properties are among the most suitable in South West London for loft conversions.

A loft conversion adds a bedroom, bathroom or study without moving house, so you stay in the neighbourhood you know. At a free site visit we check the roof structure, head height, stair position and planning route before anything is designed.

“We chose Ben/Tom/Milen and team over recommended builders from friends after meeting them in person. They were knowledgeable and explained each part the process/works in terms that I could understand and clearly explained any terminology. This helped build trust at the outset and their pricing…”

How a loft conversion with us runs

    1. Step 1

      Free site visit

We visit, measure up and assess the existing structure, access and any party wall implications, then explain the practical next steps. No obligation.

    2. Step 2

      Fixed-price quote

An itemised quote for the build, excluding VAT and professional fees (design, structural engineer, Building Control, party wall and planning fees), which are quoted separately.

    3. Step 3

      Approvals

Working with your architect, the drawings are developed and submitted for planning if required, and party wall notices are served to neighbours if needed. We plan the start date around them.

    4. Step 4

      Build

The programme is set out before work starts. If you change the scope, we price the change and agree it with you first.

    5. Step 5

      Handover

Final inspection, a snagging walk-through with you, and keys handed over.

    Common Questions

Clapham spans both Lambeth and Wandsworth boroughs. Most conversions fall under Permitted Development, but streets near Clapham Common and the Old Town may sit within conservation areas requiring planning permission. We assess your position as step one.

A loft conversion takes around 13-15 weeks as a realistic target; larger or complex schemes take longer; written programme after survey and design. Allow time before that for design, any planning decision and party wall notices.

Clapham's grand Victorian terraces and period homes have untapped roof space of considerable potential. From the stucco-fronted houses of the Old Town to the wide streets around the Common, these properties are among the most suitable in South West London for loft conversions.

A typical loft conversion with us, a rear dormer with an en-suite, costs about £80,000–£90,000 to build, excluding VAT and professional fees. Prices are the same across the boroughs we cover, though access and logistics can affect the final figure. You get a fixed quote after a site visit.
