    Building Extensions in Wimbledon

    Conservation Area Planning

Several parts of Wimbledon are designated conservation areas. We navigate Merton Council's additional planning requirements, ensuring your extension satisfies both your needs and planning regulations.

Our Wimbledon and Merton planning guide covers permitted development, Article 4 areas and CIL.

    Period Properties

Wimbledon has many Edwardian and Victorian properties. We create sympathetic extensions that respect original architecture while delivering modern, functional spaces with excellent natural light.

    Party Wall Act

Many Wimbledon homes are terraced or semi-detached, so the Party Wall Act often applies. A party wall surveyor usually serves the notices for you, and if a neighbour doesn't consent, a surveyor (one agreed surveyor, or one for each side) makes an award. We flag likely requirements early, give the surveyor our construction information, and plan the start date around the notice periods.

    Local Knowledge

We understand Wimbledon's streets, parking zones, and access challenges. Our experienced team coordinates all site logistics efficiently to minimise disruption to you and your neighbourhood.

    House extension prices in Wimbledon

We publish one typical band, for kitchen and side return extensions. Rear, wraparound and double-storey extensions are priced at the site visit.

    TypeTypical build price (ex VAT)Notes
Kitchen / side return extension£90,000–£100,000Typical build price; kitchen and flooring supplied by you.
Single-storey rear extensionPriced at site visitSize, structure and glazing vary too much for a fair band.
Wraparound (side return + rear)Priced at site visitUsually needs a householder planning application.
Double-storey extensionPriced at site visitNeeds planning permission; priced once the design is known.

Typical project build prices, excluding VAT and professional fees (design, structural engineer, Building Control, party wall and planning fees). Prices are the same across every borough we cover; access and logistics (parking, skips, scaffold, restricted access) can affect the final price. Your fixed quote follows a site visit.

Our fixed-price quote is based on the agreed written scope. Client-requested changes and unforeseen work are priced and approved separately before proceeding.

Merton permitted development for Wimbledon houses

Most of Wimbledon is in Merton, but parts of Wimbledon Park and Southfields are in Wandsworth, which has different rules, so we confirm the council for your address first. Merton's permitted development page points homeowners to the national rules and highlights three things: flats and listed buildings have no householder permitted development rights, conservation areas have extra restrictions, and larger single-storey rear extensions go through prior approval.

Prior approval covers rear extensions over 3m and up to 6m for most houses, or over 4m and up to 8m for detached houses. Merton notifies neighbours, and you mustn't start until the council has said prior approval isn't required, has granted it, or 42 days have passed without a decision. Our 6m rear extension guide explains the limits and the £249 fee.

    Double-storey extensions in Wimbledon

Many Wimbledon houses, from the inter-war semis towards Raynes Park to the larger houses around the Village and the Ridgeway, have room to extend on two floors. In a conservation area, permitted development doesn't cover rear extensions of more than one storey at all. Elsewhere, we plan a double-storey extension on the basis of a householder application to Merton, which costs £548 from April 2026, and price it at the site visit once the design is settled.

Two things to check early on a bigger scheme. First, the Community Infrastructure Levy: Merton says a permission for at least 100 square metres of new floor space will usually be liable, and the householder exemption (Form 9) must be claimed before development commences. Second, the John Innes Merton Park and Wilton Crescent Article 4 areas, where the council's design guide says extensions should be subordinate to the main house, generally single storey with a pitched roof.

Conservation areas and Article 4 in Wimbledon

Merton lists more than a dozen conservation areas in and around Wimbledon, including Wimbledon North, Wimbledon Village, Wimbledon West, Wimbledon Hill Road and South Park Gardens. In each one, side extensions and rear extensions of more than one storey need a householder application. The council's "Conservation Areas Article 4s" map shows which addresses are covered by the John Innes directions, and its Regulatory Services Hub lists applications validated since 1 July 2008, so you can see what has been approved on your street.

    Our Wimbledon extension work

Our Wimbledon whole-house renovation combined a new rear kitchen and dining extension with a loft conversion, replacement windows and a full internal refurbishment in one programme, for a property developer preparing the house for resale.

For single-storey work, the nearest comparisons are our Earlsfield side-return extension (200 sq ft) and Wandsworth rear kitchen extension (about 350 sq ft).

    Frequently Asked Questions

Many single-storey extensions in Wimbledon qualify for permitted development. However, properties in Wimbledon Village and other conservation areas require Merton Council approval. We assess requirements at our free site visit.

Allow time before that for design, any planning or prior approval decision and party wall notices. Your programme depends on the size, structure and approvals, and we set it out in writing before work starts.

We price rear extensions individually after a site visit, because size, structure and glazing vary so much. For reference, a typical kitchen or side return extension with us costs about £90,000–£100,000 to build, excluding VAT and professional fees; kitchen units, flooring and other second-fix items are supplied by you. Access and logistics can also affect the final figure.

Often, yes, if your home is terraced or semi-detached, as many in Wimbledon are. We flag likely Party Wall Act requirements and coordinate construction information with the appointed surveyor. Whether notices or an award are needed depends on the work and neighbouring structures.

Possibly, through prior approval. Single-storey rear extensions over 3m and up to 6m on most houses (over 4m and up to 8m on detached houses) go through Merton's prior approval process. Merton notifies neighbours, and you mustn't start until the council has said prior approval isn't required, has granted it, or 42 days have passed without a decision. The route isn't available in conservation areas.

In a conservation area, yes: permitted development doesn't cover rear extensions of more than one storey. Elsewhere, we plan double-storey extensions on the basis of a householder application to Merton, which costs £548 from April 2026, and price them at the site visit once the design is known.

Usually not for typical single-storey extensions. Merton says a permission for at least 100 square metres of new floor space will usually be liable for CIL. People extending their own home can claim an exemption on Form 9, but it must be made before development commences, so get it granted before any work starts on site, demolition included.
