Builders in Raynes Park for Lofts, Extensions & Renovations

Hip-to-gable and dormer lofts, rear and side return extensions across Raynes Park and West Wimbledon, SW20.

Raynes Park is in the London Borough of Merton, a short way from our base in SW19. The inter-war semis towards Raynes Park often have hipped roofs, which suit a hip-to-gable loft with a rear dormer, and the Victorian and Edwardian terraces nearer Wimbledon usually take a rear dormer and a side return. We don't have a finished Raynes Park project on the site yet; the nearest are our Wimbledon whole-house renovation and our Southfields dormer loft.

Planning a Raynes Park loft or extension

Raynes Park is in the London Borough of Merton, with inter-war semis that often have hipped roofs alongside Victorian and Edwardian terraces. We check the roof, previous extensions, access and Merton's conservation-area and Article 4 maps before fixing the scope and price.

What to check before choosing a contractor

    • Confirm whether the house is a semi or a terrace: the loft allowance is 50 cubic metres for a semi and 40 for a terrace.
    • Check Merton's conservation-area and Article 4 maps for the exact address before drawings start.
    • If the scheme adds close to 100 square metres of floor space, claim the CIL exemption before any work starts.

Building in Raynes Park: Merton's rules for semis and terraces

Raynes Park follows Merton's planning rules. Most Raynes Park lofts and extensions come down to three questions: is it a semi or a terrace, is it in a conservation area, and how big is the scheme overall.

    Hip-to-gable lofts on inter-war semis

A hip-to-gable conversion builds the sloping side of the roof up into a vertical gable, usually with a rear dormer. Outside conservation areas it can work under the 50 cubic metre allowance for semi-detached houses, as long as nothing rises above the existing ridge, materials match and side-facing windows are obscure-glazed and fixed shut below 1.7m. Any earlier roof extension counts towards the allowance.

Certificates: Merton's refusal rate is low, but get one

Most owners confirm a permitted development loft with a Lawful Development Certificate, £274 from April 2026. In our London Planning Datahub pull of 2 October 2026, Merton refused about 4% of the proposed-use certificates it decided in the year.

Rear extensions, prior approval and CIL

Single-storey rear extensions over 3m and up to 6m on most houses (over 4m and up to 8m on detached houses) go through prior approval: Merton notifies neighbours and has 42 days to decide. In conservation areas that route isn't available, and side extensions and rear extensions of more than one storey need a householder application (£548). If a wraparound plus a loft gets close to 100 square metres of new floor space, the CIL exemption must be claimed and granted before work starts.

    Common Questions

Yes. Raynes Park is in the London Borough of Merton, so Merton's permitted development guidance, conservation areas, Article 4 Directions and CIL rules apply.

Often, on a semi outside a conservation area, if the hip-to-gable plus any rear dormer and earlier roof extensions stays within 50 cubic metres and below the existing ridge. A Lawful Development Certificate (£274 from April 2026) confirms it.

A typical loft conversion with us, a rear dormer with an en-suite, costs about £80,000–£90,000 to build, and a typical kitchen or side return extension about £90,000–£100,000 (build price; kitchen units, flooring and other second-fix items are supplied by you). Both exclude VAT and professional fees. Prices are the same across the boroughs we cover, though access and logistics can affect the final figure. You get a fixed quote after a site visit.

Usually not for typical single-storey extensions. Merton says a permission for at least 100 square metres of new floor space will usually be liable, and the householder exemption must be claimed before work starts.

Not a project we can show on the site yet. Our nearest are the 25-week Wimbledon whole-house renovation, with a loft conversion and rear extension, and the ten-week Southfields dormer loft.
